Outer Banks Surveyors

The company providing your title insurance will want to see a survey of the property before they insure your title against encroachments. Sometimes, the seller has a copy of a survey you can use to satisfy the title insurer. If the seller does not have a survey available then you might have to pay for one yourself.

Sellers in NC are not required to provide buyers with a current survey.

Often the County Environmental Health Dept has a rudimentary old or original survey copy on file that was used for the septic permitting during construction.

But not all OBX houses have private septic systems, or older houses’ records have been lost, or a property has changed hands numerous times and there’s no longer a survey copy on hand.

Old surveys are not useful for Title Insurance but they can still be helpful to a buyer. Many OBX buyers don’t obtain a new survey before purchase and lenders usually don’t require them.

But real estate closing attorneys usually suggest buyers obtain a current survey, especially if the property is waterfront or has a fence, driveway or outbuilding on the property line.

OBX has excellent Surveyors from which to choose but they tend to be quite busy and obtaining a survey can take a good amount of time, so buyers should factor this into Offer negotiations if having a new a survey is a must during the Due Diligence phase of the Contract.
